Grout darkens for two reasons: surface soiling and biological growth. Surface soiling lifts with the right chemistry; biological growth needs to be addressed at the root. Both are reversible most of the time, without a contractor and without ripping the joints out.
Why grout looks worse than the tiles around it
Grout is porous. The tile face is glazed and resists soiling, while the joints between absorb water, dust and detergent residue. In KL bathrooms, the combination of soap film, humidity and a warm climate accelerates discoloration.
The three-stage revival
Stage 1: Lift the surface film
Spray the area with a diluted alkaline degreaser. We use a 5% concentration of a citrus-based product. Leave it to dwell for ten minutes without letting it dry. Agitate with a small nylon brush, working along the joint, not across it.
Stage 2: Address biology
Pink and black spotting indicates fungal or mould growth. Apply a hydrogen-peroxide-based product (3 to 6% strength) only to the affected joints. Dwell for fifteen minutes, brush, rinse with clean water.
Bleach is tempting because it works fast. It also breaks down grout structure over time and damages chrome fittings. Hydrogen peroxide does the same job without the collateral damage.
Stage 3: Seal what you saved
Once the joints are dry (allow twelve hours), apply a clear penetrating grout sealer with a small brush. Sealer absorbs into the joint, blocks future water ingress and gives you another two to three years before this routine is needed again.
When to give up and call a contractor
- Grout is missing or crumbling in chunks
- Joint depth is uneven across the wall
- Mould has visibly grown into the wall behind the tile
In those cases, no amount of brushing will compensate for structural failure. A re-grout is the right call.
What this looks like as a service
Grout revival is part of our standard deep cleaning visit. For very neglected bathrooms we sometimes split it into a separate two-hour appointment, priced from RM 240 per bathroom. Send a photo via the contact form for a fast quote.
